Welcome.

On Monday, May 18th, I was interviewed by Bill Hudson, from our local CBS affiliate, WCCO, for a story that he is preparing for broadcast soon. He called our office to get information about some of the blogs I had written on various websites regarding the failure of the banks and other institutions now owning property to manage it correctly---specifically, the failure of how to price it and how to move it in the current market. I have a lot of war stories about short sales and foreclosed property, far too much to get into one segment, but it was an interesting experience. I will keep you all posted as to the airdate and time.

We have put this testimonial back on the site for our clients.  A few asked us to do so so that they could show their friends and family.

"The first thing you will find out about Don when you meet him is that he is knowledgeable, funny and is no-nonsense and very honest and level-headed. He tells you like it is and tells a lot of funny stories of his experiences along the way.

"I bought my first house in March of 2006. It was a foreclosure, I got it a good price (at the time). I had a disastrous closing. My realtor didn’t even show up and I had to figure out the verbiage and language myself.

"After fixing up the house, I put it on the market. Unfortunately the market had turned. My experience with other realtors is they put you on the market and forget about you. I went through two realtors and had discussions with many others people referred to me. Everyone will tell you that they have a “close” friend or relative who is the best and most honest and diligent agent. This is not always the case and I found myself very frustrated with the real estate business. I had very few showings, a few open houses and a lot of broken promises from my agents.

"I found information about Don Sabinske on a search for short sales in the Elk River, Minnesota market. My contract with my agent had just ended and half of me was ready to just let the house go back to the bank. After talking with Don, I was very impressed with his knowledge and honesty and professional business savvy and direct and honest approach. I also was referred after the fact by a co-worker who used Don and she had many great things to say. Most of all that he was able to get it done. Don showed his credentials for real estate ethics and extensive knowledge. So, I felt very comfortable having him represent me. Don would call almost daily with updates or with email updates. He had great contact with my lender and was able to convince them to agree to a short sale.

"Don had all the bases covered. He did what he said. And most important to me, he was honest and went to bat for me. I strongly recommend Don Sabinske.

I will tell you how to become rich. Close the doors. Be fearful when others are greedy. Be greedy when others are fearful."

My curiosity got the better of me the other day.  I was waiting on hold for another bank/workout negotiator to come online and I began to wonder what the average market time of solds was.  So, I opened a search on the MLS, and there are a number of ways you can search properties and I tried a map search for my primary market area.  I put in some parameters for off-market time.  The stats were interesting.....average was 176.7 cumulative days on market.  Now, if I could tell you how a seller could shave 75 days off that, would you be interested?  Our average market time during that same period was 101. We market homes aggressively on the web.  We have an arsenal of tools at our disposal that we know many agents aren't aware of.  Give us a call...unless you want to keep the house spotless for an extra two months and like running to the local coffee shop while agents show your property!

If you or someone you know is ready to buy a home in the $300,000 to $700,000 range and would be willing to have the process filmed for an upcoming television program, please contact us immediately.  This is a chance to get on HGTV and purchase your home with one of the top realtors in the country!  This is not for the camera-shy.  This could be a lot of fun as well as a lot of work, but the sale would be the easy part!  Let me know.....763-350-7960.
